Surveys

GPA offer a range of professional surveys to suit your requirements. Full Building Surveys and due diligence reports to pre-acquisition surveys. Our reports allow you to make informed decisions.

Schedules of Condition

A schedule of condition records the state of repair of a property at a given time and date.

Schedules of condition are required for a number of reasons, notably in relation to leased property. Schedules can be appended to lease documents at the beginning of a new lease agreement, and are a valuable tool in the dilapidations process at the end of the term.

Condition reports can also form the starting point for the long-term strategy of your building stock.

 

Dilapidations

Acting on behalf of Landlords or tenants, we are well placed to advise on liability according to the terms of the lease. We provide advice appropriate to the situation to resolve the claim.

Additionally, we undertake dilapidations liability assessments in order to assist our clients formulate an exit strategy prior to lease end.

Maintenance & Repairs

Project Management & Project Monitoring

Our project management service covers projects ranging from office fit outs, to the repair and maintenance of existing buildings, as well as new build projects. Usually undertaken as part of an on-going instruction where we have identified issues, or been employed to carry out a specific project. We can also manage projects conceived and specified by others.

We also act as employer’s agents over seeing projects on behalf of the client, ensuring that the project is undertaken by a third party in accordance with the clients brief, on time and on budget.
